| STEP 1: The
first and most important step is preparation, preparation, preparation.
This cannot be emphasized enough. The exterior of a stucco home should be
pressure cleaned thoroughly using a minimum of 2000 PSI to remove all loose
paint, dirt and chalk. A chemical injector attachment on the pressure cleaner
should be used to remove any mildew. When the surfaces have to be pressure
cleaned, do just that - PRESSURE CLEAN - do not just rinse. Too many people
think by hosing down the walls, that is enough to remove mildew and dirt,
it is not. THE SURFACES MUST BE THOROUGHLY PRESSURE CLEANED. After the surfaces
have been pressure cleaned, let dry and check to determine how much caulk
remains. If an extreme amount remains, surface must be pressure cleaned
again. STEP 2: Apply a surface conditioner - PRIMER, SEALER. There are many different types; namely water-based, oil based, clear and pigmented. Discuss the condition of the surface with your paint representative to determine which is best for your home. STEP 3: After the surface has been sealed, patch all cracks with an Elastromeric patching compound, caulk windows where needed. If you see a crack between the window frame and stucco, CAULK IT. PAINT WILL NOT FILL THE CRACK. STEP 4: Apply one to two coats of a good quality exterior acrylic paint, that is made for Southern Florida. One coat if walls are in good condition and there is not a drastic color change. |

| Preperation:
Paint is only as good
as the surface it is being applied to. Patching & Caulking: Patching cracks and caulking windows stops water from penetrating behind the paint film which causes blistering and premature discoloration. Surface Conditioner (Primer, Sealer): This is used to seal in any chalk that is left, and seal any porous surfaces to allow the paint to bond to the surface. |
